When we meet to discuss the sale of your home, you'll have to decide whether to trust the sale of the single most important asset you own to us. In the attached information and in our marketing presentation, we will provide you with enough information about the market, our qualifications and our marketing program for you to make an informed decision about who will best represent you in this most important business transaction. Our objective is to provide you with accurate and timely information about the real estate market in our area so that you can make intelligent decisions regarding the sale of your property. We will tell you what you must hear and not what we think you want to hear about the market and the value of your property as it relates to the market. We acknowledge that we may periodically lose business because we are truthful with our recommendations as well as conclusions with the factual data we have extracted from the Multiple Listing Service for our area. If you can live with the numbers suggested by this data, great, but if you can't, we understand. It may be that you want to get an opinion from another agent, and that's fine. However, you should know that all agents have access to the same information. Therefore, the determination of value should be very nearly the same. Remember, no agent can affect market conditions; and to suggest that you can sell your property for other than what the market indicates would be a disservice to you. This only prolongs the sales process and, according to the National Association of Realtors statistics, results in a lower net proceeds amount. The best way to avoid this situation is to select your Realtor based on experience and results. While past performance is not necessarily an indication of future success, what else can you go by? If you truly want to sell your home, you must be willing to sell it for what the market will bear. If you are not, that's perfectly OK and perhaps we can help you in the future when and if the market changes in your favor. However, if you want to sell now, no one will provide you with more candid feedback and actual information than we will. In addition, we will thoroughly explain our marketing program to you and provide factual data on how it has worked for others in the past. In comparing our marketing plan with others, we will also gladly provide you with the names of several individuals whom we have worked with recently so that you can discuss our credentials with someone who has had first-hand knowledge of the way we work. We are professionals in every sense of the word and our commitment to you is to provide you with the best possible service available so that you can get the most amount of money, in the shortest amount of time, and with the least hassle possible.

What Does This Mean To
You?
The increasing number of specialized real
estate designations one can achieve in the Real Estate Industry has only added
to the age old consumers confusion of, "Who is the most qualified
Realtor?"
In 1990 the Employee Relocation Council, a
professional organization encompassing the entire relocation industry, has
added their specialized degree, the CRP, to the alphabet soup behind your
Realtor's name. What makes the Certified Relocation Professional designation
different than all the other designations is that it was created solely for the
purpose of selecting those Realtors that have shown that they have mastered the
knowledge of the relocation process. The CRP program tests the Realtors
knowledge of Relocation Appraising, Residential Real Estate
(relocation-related), Corporate Relocation Policies & Issues, Relocation
Tax & Legal Issues, and Family Relocation Issues.
Realtors who have received the CRP
designation are then given preferred status in helping employees of member
groups of the ERC to relocate. The benefit to a relocating consumer working
with a Realtor who possess this designation is in the confidence that the
Realtor is experienced with the complexities of their relocation package to
make the right choices for them and thus increase their net proceeds from the
sale of their home or negotiate a sale to the benefit of that relocating buyer.
For a normal seller who is working with a Realtor that possess the CRP
designation, the added benefit of having a Realtor who is working with
professional people who must relocate and do so in a limited period increases
their chances of a sale.

Buyer Assistance Program Saves Time and
Money Introducing Phyllis Frankel's Buyer Assistance Program
In today's real estate market available
properties are abundant and, as a result, homebuyers can be more selective in
considering their choice of a home. However, the volume of homes on the market
can be very overwhelming and buyers can easily be sucked into a whirlwind of
time-consuming approaches to buying.
The Frankel Realty Group understands the
magnitude of your decision to buy a home. We also understand that you have
definite ideas about exactly what you want and, most of all, that your time is
valuable. Therefore, we have developed a buyer's program that is 100%
guaranteed to be the easiest, most efficient way available to buy a home. In
fact, with Phyllis Frankel's Buyer Assistance Program, we guarantee that you
WILL NOT waste time and money blindly driving around looking for available
properties or scanning the newspaper. RATHER, we will do the work for
you.
Our exclusive and state-of-the-art Buyer
Assistance Program begins with your DETAILED description of exactly what it is
you are looking for in a new home. This information is loaded into our
specialized computer program that is linked with the Multiple Listing Services.
On a daily basis, our computer checks all of the homes that are on the market
(regardless of what company has them listed) for matches of homes that fit the
needs you have requested.
This detailed information is then printed
and can be given directly to you, on a daily basis, by a method of your
specification, such as a daily phone call, fax, E-mail, or mailing. We don't
want you to miss out on your possible dream house and therefore, are in touch
with you EVERY DAY if necessary.
Additionally, if you see or hear of a
property that you are interested in, give us a call (or leave a message on our
24-hour voice mail) and we will fax detailed information on the property as
soon as possible. At any point in time, we are available to show you any
property you are interested
Our unique Buyer Assistance Program doesn't
stop here. We will furnish you with a special Buyer's Book to assist you in
every step of the buying process. Just pick up the phone and call us to get
started Today.

available financing. Looking for the perfect home. Not previewing

Selling Your Home >Multiple Listing Service
When you list your house with a real estate agent who participates in the Multiple Listing Service (MLS), you get a lot of service for your money. Depending upon the MLS region, there may be hundreds of participating members.
The real estate agent who lists your home works to get it sold. This is done by marketing directly to home buyers, but an even more powerful tool is marketing your home to other agents who have buyers. Your real estate agent makes all the crucial information about your home available to the other members through the MLS. Information such as your home's location, size, the number of rooms, the style of architecture, what personal property is included, and any other special features is posted. The MLS description will also contain information about any special financing that might be available, showing instructions, and special needs you may have with respect to closing. The MLS is a powerful tool for real estate matchmakers.
